SUMMARY We are currently working with an independently owned apartment management company to identify an experienced Property Manager for their Butler community. This company has been in business for 50 years and has very long tenured property managers who have been with the company for many years.
The Property Manager is responsible for managing the leasing and maintenance operations for this Butler community, consisting of 152 residential apartments and townhouses. The Property Manager will assume responsibility for maximizing all phases and performance of the property, and for collectively achieving the financial and occupancy goals of the community while maintaining the property in good physical condition and appearance. This is a non-smoking property.
The ideal incumbent for this position will be highly professional, have a strong selling and customer service aptitude, the ability to work in a very autonomous position, and be an effective communicator of site related information and issues to the corporate office. A thorough understanding of the Butler multifamily residential market is required, as well as a strong familiarity with the local Butler area and surrounding areas.
This is a direct hire opportunity offering a base salary and an above average benefits package. The schedule of the position is typically Monday – Friday 8 am to 5 pm and additional hours and potentially Saturday work may be required when working to lease open units. Flexibility to show apartment units after business hours and to respond to issues is required.
The Property Manager will have direct supervision over a part time leasing person and a maintenance technician, as well as seasonal employees and all contractors as needed.
POSITION Responsibilities will include: Leasing Activities: • Managing the advertising efforts • Responding to all inquiries on available units, scheduling appointments to show apartments, interviewing prospective tenants and recording information to ascertain needs/qualifications according to the Equal Housing Opportunity requirements. • Check financial qualifications of potential lessees. • Prepare leases and as needed lease amendments. Collect, process, and review all leasing materials for approval. • Prepare move-in/move-out paperwork and letters • Schedule and inspect apartments for turnover and write work orders as necessary. Marketing/Customer Relations: • Determine creative and efficient ways to market the property. • Develop, publish, and implement resident retention programs, newsletters, and resident events. • Conduct market research of competitors in the area. Supervisory Duties: • Hire/Train/Supervise seasonal staff • Supervise maintenance staff and all contractors working on the property (i.e. landscapers, painters, cleaners, etc.) • Develop work schedules for seasonal staff. • Provide and develop ongoing training and support for those supervised. Financial/Administrative: • Collect security deposits, credit applications fees, and rent; keep accurate records in leasing files. • Ensure all resident files and data are kept up to date and confidential. • Maintain paper flow between leasing, accounting, and management. • Obtain bids for work to be performed and present to management for approval.
REQUIREMENTS • Two years of property management experience. • Knows the local area to advise and answer questions for clients. • Professional appearance and demeanor. • Highly customer service oriented. • Strong selling aptitude. • Familiarity with Yardi software highly preferred. Other like software programs will be considered. • Proficiency with Microsoft Office. • Valid PA driver’s license and must have own vehicle. • Must be able to pass a pre-employment criminal background check and drug screen.
